SUBJECT:        Commercial Review – Proposed Expansion of Village Market / Reel Outdoors

 

The Board of Commissioners is scheduled to review the site plan and building elevations for the proposed expansion of the Village Market / Reel Outdoors building located at 7802 Emerald Drive at the May 8 meeting.   

 

The applicant, Sunspray Properties, LLC, is proposing to acquire the adjacent car wash located at 7804 Emerald Drive, demolish the existing structure, and construct a 2,150 sq. ft. addition to the existing Village Market / Reel Outdoors building located at 7802 Emerald Drive, along with associated parking and storm water facilities.  The proposed addition will have a similar appearance to the existing building. 

 

The attached memo from Kevin Reed, Planning and Inspections Director, includes a detailed explanation of the project, and the site plan and building elevations are attached for the Board’s review.  The project has been thoroughly reviewed by Town staff and the Planning Board, and is in compliance with all applicable development regulations.   The Board should note that the Town’s engineer must still approve the storm water plan for the project, however, the Town’s engineer and the applicant’s engineer have worked cooperatively on the storm water design for this project, and we expect formal approval of the proposed design in the coming days.   

 

We are pleased to see this project move forward, and look forward to its construction later this year.  It is exciting to see two existing Emerald Isle businesses continue to grow, and it is also good to see the somewhat neglected car wash site put to productive use in our commercial district.
