SUBJECT:           Commercial Review – Bogue Inlet Pier House  (Summary & Suggested Motions)

The Board of Commissioners is scheduled to conduct the commercial review of the proposed demolition and reconstruction of the Bogue Inlet Pier House at the September 13 meeting.  Because the project involves only building improvements, and no additional site work, the Board will be reviewing the building elevations only. (Attachment 1, 2, 3, 4)

The applicant, pier owner Mike Stanley, intends to retain the existing restaurant building, but demolish the existing 1-story pier house and replace it with a new 2-story structure in the same footprint, also to be attached to the existing restaurant building.  In conjunction with the new pier house, the portion of the fishing pier that is located over the flat beach strand will also be elevated to match the height of the remainder of the pier and the new pier house to create a consistently level structure. 

The attached memo from Josh Edmondson, Town Planner, includes additional information about the project.  He has indicated that the proposed project complies with all applicable Town ordinances, and Mike Stanley intends to paint the new structure the identical color as the existing structure.  The Planning Board reviewed the proposed project at its August meeting, and unanimously recommends approval.

Mike Stanley is expected to attend the Board meeting to request approval, and he and Josh Edmondson will be available to answer any questions on September 13.
