SUBJECT: Commercial Review – Former Mike’s Place Restaurant Renovations
The Board of Commissioners is scheduled to review building renovation plans for the former Mike’s Place Restaurant, located at 8306 Emerald Drive, at the January 12 meeting. The restaurant has been purchased by local businessman Larry Watson, who is planning significant exterior renovations that will greatly enhance the appearance of the building.
The attached memo from Josh Edmondson, Town Planner, includes a description of the planned exterior renovations. The Board should note that no modifications are planned to the existing parking lot, and no additional impervious surface will be added as part of the renovations. Because the value of the planned renovations exceeds 15% of the total value of the structure, Planning Board and Board of Commissioners review and approval is required. The Planning Board voted unanimously at its December 29 meeting to recommend approval.
Town staff have reviewed the exterior renovation plans, and have noted that all planned renovations are consistent with applicable Town ordinances. The proposed renovations include appropriate visual “breaks” along the front of the building, the planned colors (stone facing, “ivy green” color vinyl cedar shake siding, and “sand dune” color metal roof) are all neutral and earth-tone, and the decorative gables are consistent with the Town’s requirements.
I am pleased to see the new owner proceeding with attractive exterior renovations, which will further enhance the Town’s efforts to improve aesthetics and promote more of a true “downtown” feel in the main commercial area of Emerald Isle.
