SUBJECT:           Ordinance Amending Chapter 4 – Use Regulations – of the Unified Development Ordinance to Amend the Table of Permitted and Special Uses to Include Bed and Breakfast Lodging as a Permitted Use in the Residential-2 (R-2) Zoning District

The Board of Commissioners is scheduled to consider the attached ordinance amendment that would add “bed and breakfast lodging” to the list of permitted uses in the R-2 zoning district.

The attached memo from Town Planner Josh Edmondson includes a detailed explanation of this issue.  In short, the impacts from a bed and breakfast establishment are probably very similar, and likely less than, a typical vacation rental property in Emerald Isle.  Vacation rental properties are obviously allowed in all residential zoning districts in Emerald Isle.

A public hearing is required prior to Board consideration of the attached ordinance amendment, and has been scheduled for the December 8 meeting.
